"I'm In Love" demo, date?

Richie Unterberger's new book The Unreleased Beatles says that I'm In Love could date to as early as July 1963. Apparently Gerry and the Pacemakers attempted to record the song in early/mid October on 1963.

from Doug Sulpy's (new) Complete Beatles' Audio Guide:

'recorded in july 1963 - perhaps a demo for billy j kramer or the foremost. "I'm In Love" was unearthed from johns home recordings and aired on the lost lennon tapes, unfortunately mixed into mock stereo (an unaltered tape source for the performance has not surfaced)....
