At Last ....... I've Finished
This is the fourth house I've built. We started twelve months ago and moved in at the end of March but its taken until now to finish off all the little things and do the landcsaping etc.
The house is about 26 squares all up, including the rear deck, and has 3 bed, 2 bathrooms, 2 living areas and a study.

Did you knock down a house that was on the lot and start from scratch?

Thanks for your kind comments. My Rics are sitting in their bedroom at present, but that is my Maton EM225C sitting in the lounge room. A nice guitar and I really should play it more.
The deck area came up quite well: I can't wait for the weather to warm up so we can sit out there !!
Paul, there was an old house on approx 3000sq m which the elderly owner demolished. She then subdivided the block into 5 lots each with a 12 meter frontage, one of which we purchased. She did quite well out of it selling the five lots for a total of over $1,320,000 !!! We didn't encounter any problems despite there having been another house previously on the site.
Many people have some horrendous experiences building houses, but all our projects have been relatively trouble free, and I thouroughly enjoy the process. I guess it comes down to research and preparation. We design the houses ourselves and arrange all plans, permits insurances etc. I then have a friend of mine who is a Registered Builder complete the house to lock up (slab, frame, roof and cladding) and I look after the rest. I engage a Licensed Plumber and Electrician, cabinet maker etc, and carry out painting, tiling, all the miscellaneous things and landscaping etc myself. Everyones scope of work is clearly defined in writing before we start and priced accordingly. This avoids any misunderstandings and nasty shocks at the end and the friendships remain intact. More importantly I know I am getting a first class job from people I can trust.
