Obviously I can't fully examine it unless I go check it out, but man, $400? That's pretty tempting!

For $400.00 you can't go wrong even with the rot although it hard to tell from the pictures. Probably worth 3/4 times that at least.
Mine & most of the mid 60's ones have the same problem, to varying degrees. On my Country Gent it's a bit on the back side underneath not noticeable from the front & a few other very small sections.
Unless it gets really bad it's best to leave it. At least until most of the binding is rotting. I've read that leaving it in the case makes it worse! Some sort of chemical reaction?
I wonder if there are any people about who can repair this problem?
